foundation wall structural repair
i recently discovered that i have a foundation wall in my basement which has failed. the wall is bowing in several inches and i need to make repairs this spring. i have looked at seveal methods including post tensioning and wall replacement. i am concerned about the resale value and feel that replacement is the best option. i have had difficulty finding companies that do this sort of work in new jersey. does anyone have any recommendations.
before i make a recommendation, do you know which structural company did the design?
foundation walls are not typically designed by an engineer. in years past, it was a rare occasion that the walls were reinforced.
now, i don't know about new jersey, but here in the midwest there is a regular business of home foundation contractors. some specialize in underpinning others in epoxy injection. you may have to go to a general residential contractor if you want to excavate and remove a section of wall.
the removed wall can be replaced rather quickly if it's not too long. and it would certainly require dowels, resin anchors or concrete expansion anchors to provide the shear transfer across the construction joint. to install these types of dowels is very simple and shouldn't be an arm and a leg.
