footings for future structures
i am currently design a open building which is going to be closed in couple of years. the owner want us to design the footings which are for future walls and columns. i am wondering if there are ways or details for future dowels that can be buried under finish grade but not affect the functin of the open building?

i've used a weaker concrete to encase the future dowels... it's possible to box them out using pwf material and seal them to keep any moisture out... it may be just as easy to drill and epoxy new dwls when and if the work goes ahead...

thanks dik. can you tell me more about the pwf? do you know a website about it? yeah i drill and epoxy is an option. but if i have a long wall, maybe it is easier to stick out a couple inch dowels and later on connect the bars in the wall with couplers. i don't know which way is better.
depending upon the type of anchors you need, i.e. uplift versus just horizontal shear, i like the simpson titen hd anchors for just lateral forces. i've personally installed them through wood sill plates into the existing footing, where the existing cast-in-place anchor bolts were outside of the sill plate!
simpson has a report on their website.
pwf is lumber and plywood treated for use in preserved wood foundations... a notch above preservative treated.
i often use 25m (#8) bars at 32 or 48 o/c... if you have a strip footing with a wall, then you can even cast a key into the existing footing... you should match the connectors with the actual load anticipated... often, other than bearing, this is quite small.

in the past we have greased and wrapped anchor bolts for future buried footings. it is also relatively easy to drill and grout in dowels in the future.
what is it that you are building now? what is the future construction?

it could be concrete tie columns with reinforced cmu. it could be steel columns with reinforced cmu. we are contemplating now.
might? want to consider the future construction as an expansion/movement joint while your at, depending upon the subsoil ie bedrock vs. clay, re settlement of future addition and the effect, if you connect it to ('connect2' hahaha, alright it's saturday afternoon, had a few brew so far) the original construction.
